New Dunn Industrial Park in Norwalk is Nearing Completion

  • Now selling lots
  • Build-to-Suit options available

NORWALK, IOWA, June 6, 2023 —The City of Norwalk is delighted to announce the substantial progress of the new Dunn Industrial Park as it continues to make significant strides toward completion. It is located south of Delaware Street and the current Certified Site along HWY 28. Developer WB Realty and construction partner Denovo broke ground in fall 2022, and much progress has been made thus far including mass grading, utility services, and preparation for street paving. The site’s location is key for industrial businesses due to the proximity to major highways, including HWY 5, as well as the MidAmerican substation. Additionally, the site offers utility and infrastructure connections, along with adjacency to the City’s first Certified Site north of Delaware.

Norwalk’s Certified Site made history as the first in the state of Iowa to reach its capacity. It witnessed significant growth with the acquisitions of land by Michael Foods and Windsor Windows, both of whom constructed 150,000 square foot facilities within a year of each other. The Dunn Industrial Park, located in a region currently undergoing the state’s certification process, is poised to become Norwalk’s second Certified Site. The infrastructure is scheduled to be completed in summer 2023, and February of 2024 will see the availability of 40,000 square feet of flex warehouse space.

The Dunn Industrial Park offers a multitude of flexible development options, including build-to-suit, lease, or purchase arrangements. It also offers shovel-ready lots as small as 2 acres, starting summer 2023. Conveniently situated near HWY 28 and just off the recently paved Delaware Street, the Park is zoned M-1, General Industrial, allowing for outdoor storage. This new addition to Norwalk’s industrial area meets the high demand that continues to drive the city’s growth.

“We are thrilled to see the construction phase of the project nearing completion in the next few months. The inclusion of outdoor storage capabilities will undoubtedly attract a diverse range of businesses that have been searching for suitable options within the metro area," expresses Ryan Wiederstein, Owner and Broker at WB Realty. "Currently, we have successfully secured contracts for the majority of the eastern half (lots 1, 2, and 3) and are directing our efforts toward attracting a larger user to the western side this summer. The city and our partners have been great to work with, and we look forward to witnessing further expansion in this region.”

“We are excited to work with this great team in expanding Norwalk’s industrial corridor and providing valuable space and sites to quality companies” added Hollie Zajicek, City of Norwalk’s Economic Development Director. “We continue to see a lot of interest in Norwalk from a variety of industries and companies. Having shovel ready sites with proper infrastructure already in place is key to staying competitive in the Des Moines Metro area.”
